2026

Download 2025-2026 Annual Report

From July 2025 to June 2026, the HOA Board focused on protecting community assets, improving safety, controlling costs, and advocating for homeowners. Key achievements included securing the long-awaited West Road traffic signal, gaining approval for two new streetlights at no HOA cost, obtaining City grant funding, completing major maintenance and infrastructure improvements, and reducing projected repair costs through stronger vendor oversight. The Board also improved pond and irrigation systems, strengthened parking and covenant enforcement, advanced legal action to protect homeowner interests, and continued community traditions including Halloween and Operation Santa.

2025

Download 2024–2025 Annual Report

From July 2024 to June 2025, the HOA Board focused on impactful upgrades, safety, and community connection. Highlights include migrating all homes to Spectrum Fiber Internet, saving residents an estimated $100,000 annually, and switching to Yellowstone Landscaping, improving service and cutting costs by over $10,000. We built a new picnic patio, installed a Little Free Library with grant funding, addressed critical drainage hazards, and modernized our governing documents. We also hosted community events, managed storm recovery, and advocated for resident interests with local developers.

2024

From July 2023 to June 2024, the HOA Board focused on enhancing communication, safety, and community connection. Key achievements included launching the community website, updating the handbook, and adding a new dog park. We resurfaced the pool at no cost, implemented fob access and anti-climbing measures for security, and enforced community standards fairly and consistently. The board secured a $2,000 grant for a future picnic area, improved partnerships with the City of Ocoee, and organized events like food truck nights, Operation Santa, and Halloween trick-or-treating.

Download 2023–2024 Annual Report

From July 2023 to June 2024, your HOA Board focused on turnover from Meritage to the Homeowners of the community and on building a strong foundation for long-term success as a growing community. As a relatively new neighborhood, we prioritized board education and upskilling to ensure responsible governance and informed decision-making. We partnered with the City of Ocoee to reduce costs by coordinating services like mosquito control and street lights, allowing us to stretch our budget further without sacrificing quality. The board maintained consistent operations, enforced community standards, and completed all required audits and filings, setting the tone for a well-managed and financially sound future.
